An air conditioner in Kentuckiana works harder than the same unit would somewhere dry. Sitting in the Ohio River basin means your system is pulling humidity out of the air all summer, not just heat, and that runs it longer and wetter than the spec sheet assumes.

Two things follow from that, and both are on our spring checklist. Condensate drains here clog more often, because they are moving more water. And evaporator coils foul faster, which quietly costs you cooling before it ever costs you a breakdown.

What a Spring AC Tune-Up Actually Covers

This is our real spring checklist, not a generic one. Every item gets done on every visit.

Refrigerant & Operating Pressures

We check the system has an adequate refrigerant charge and read the operating pressures. Low charge means a leak, not consumption, so if the numbers are off we go looking for the cause rather than just topping it up.

Evaporator Coil & Temperature Drop

We measure the operating temperature drop across the evaporator coil. That single reading tells us whether the system is actually moving heat the way it should, and it is the first thing to slip when a coil is fouling.

Condensate Drain

We clean the condensate drain. In this climate your system pulls a lot of water out of the air, and a blocked drain is the most common cause of the "my AC is leaking" call we get in midsummer.

Blower Assembly & Belts

We inspect, adjust, and clean the blower assembly as needed, adjust belts, and lubricate the parts that need it. Airflow problems masquerade as cooling problems more often than people expect.

Safety Devices & Thermostat

We check all safety and protective devices and adjust the thermostat as necessary. Then we tell you what we found, including the things that are fine.

The Maintenance Agreement

A one-off tune-up is fine. The agreement is for people who would rather not think about it again.

Once the first heat advisory hits, our schedule fills with people who have no cooling at all, and they go first. Booking early is the difference between picking your appointment and taking what is left.
Somewhat, and we would rather be honest about the size of it.
A fouled coil, a low charge, or a restricted blower all make the system run longer for the same cooling, and correcting those does show up on a bill. But if your system is in good shape already, a tune-up will not transform your energy costs. The larger value is catching failures early and keeping the equipment alive longer.
The furnace side: cleaning the burners and heat exchanger and checking them for cracks or damage, cleaning and adjusting the pilot assembly, adjusting the burner for efficiency, checking for gas leaks, checking the flue pipe, draft diverter and proper venting, testing all safety controls, calibrating the thermostat, and running a complete furnace cycle.
The heat exchanger and gas leak checks are the ones that matter most. Those are safety items.

Commercial maintenance is usually a stronger case than residential, because the cost of downtime is higher. If you have a server room or anywhere else where a temperature failure is a business problem rather than a comfort one, tell us and we will build the schedule around it.

What maintenance does is shift the odds substantially, and it catches the slow failures, which are most of them. A capacitor weakening, a charge dropping, a coil fouling: those all announce themselves months ahead if somebody is looking.
